Rent Comparability Studies

The U.S. Department of Housing (HUD) requires rent comparability studies (RCS) to renew a Section 8 property contract.  The purpose of an RCS is to determine the market rent of each unit type at the subject property.  Health Care Valuation Advisors has completed numerous RCSs all over the country.  From selecting appropriate comparable properties to making appropriate adjustments, our extensive experience enables us to provide the most accurate and comprehensive valuation possible.

Consulting Services

Our consulting services showcase our expertise in the value of services-enriched seniors housing. The purpose of our consulting work is to provide recommendations for the client to create a comprehensive supportive service program for their HUD-contracted Section 8 property.  These properties, housing low-income seniors and those with disabilities benefit immensely from having an in-house supportive service program.  The supportive services program allows the residents to remain in their community and age in place, reducing costly emergency visits to hospitals and reducing admission into nursing homes.  With our expertise, we are able to recommend a robust service program that holds value recognized by HUD through the monthly rent.  The service-enriched wellness-centric programming enables seniors in this type of housing to remain independent in their homes as long as possible.
